시중은행의 전세대출 금리가 연 5%를 돌파해 서울과 수도권 전세가격 하락세도 이어지고 있다.한국부동산원은 지난 7일 기준으로 전국 주간 아파트 매매가격이 지난주와 동일하게 보합(0.00%)을 유지했다고 10일 밝혔다. 수도권은 0.02% 떨어져 2주 연속 내림세였다. 서울은 지난주 0.01% 떨어진 데 이어 이번주 0.01% 추가 하락해 3주 연속 하락세를 이어갔다.
특히 고가 아파트가 밀집한 서울 강남4구(동남권) 아파트값이 이번주 0.01% 떨어졌다. 지난 2020년 6월 첫째주 -0.03%를 기록한 이후 1년 8개월만에 하락 전환이다. 미국 연방준비제도가 올해 최대 7회 금리인상 가능성이 제기되면서 한국은행도 추가로 금리를 올릴 것으로 관측되고 있는 가운데 전세가격 하락, 거래량 급감, 매수자 관망세 등의 여파로 집값 하방 압력이 커지고 있다는 진단이다.
이에 따라 강북 14개구는 0.01% 하락했다. 성북구(-0.05%)는 길음뉴타운 등 대단지위주로 매물 적체되며, 은평구(-0.04%)는 응암·수색동 위주로 하락폭이 확대됐다. 강북 14개구 중 13개구에서 하락 내지 보합세를 보였다.
강남 11개구는 0.01% 떨어져 이번주에 하락전환했다. 1년8개월만에 집값이 하락한 강남4구 중에서 서초와 강남구는 0.00%로 보합을 유지했으나 송파구와 강동구가 각각 0.02% 하락했다. 송파구에서는 대단지 아파트를 중심으로 가격을 수억씩 내린 '급매물'이 소화됐다. 강남권은 대출규제나 금리 영향을 받지 않는 15억원 이상 아파트가 많아 상대적으로 집값 하락 무풍지대로 통했지만 최근 송파구를 시작으로 새로운 변화가 감지되고 있는 설명이다.

대출금리 인상과 전셋값 하락, 거래량 급감 등 집값 하방 압력이 커지면서 서울 아파트값이 3주 연속 하락세를 이어갔다. 특히 대출규제 '무풍지대'였던 서울 강남4구(서초·강남·송파·강동구) 아파트값이 1년8개월만에 하락전환했다. 송파구 잠실동 리센츠, 신천동 파크리오 등 일부 대단지 아파트에서 3~4억원 가량 가격을 낮춘 '급매' 가 속속 거래되면서 강남권 집값 하락세를 이끌고 있다.

실제로 송파구 잠실동 '대장' 아파트로 통해는 잠실 리센츠 전용 124.22㎡는 지난달 20일 30억5000만원(3층)이 실거래 됐다. 직전 거래는 지난해 12월 30일로 20층이 35억원에 계약됐다. 불과 한달도 안돼 실거래가격이 4억5000만원 '뚝' 떨어진 것이다.
인근 송파구 신천동 대단지인 파크리오 전용 84.9㎡는 실거래가격이 4억원 가까이 급락했다. 지난달 24일 30층 아파트가 21억6400만원에 거래됐는데 직전 고층 아파트 실거래가격은 지난해 10월 9일 25억2000만원(24층)이었다. 실거래 가격이 수개월 새 3억5600만원 빠진 것이다.수도권에서는 인천이 지난주 0.04% 하락에서 이번주 0.02% 하락으로 낙폭이 다소 좁아졌다. 경기도 아파트 매매가격 변동률은 지난주 -0.03%에서 이번주 -0.02%를 보였다. 매물적체 등 영향으로 화성시(-0.11%) 성남 중원구(-0.09%) 용인 수지구(-0.04%) 부천시(-0.04%) 등에서는 하락폭이 확대됐다.
지방에서는 미분양 물량이 쌓인 대구가 0.07% 떨어져 하락세를 이어갔고 신규 입주물량 영향으로 세종도 0.10% 하락했다. 특히 전남은 광양과 여수시 일부 구축 단지가 하락하면서 이번주 0.01% 떨어졌다. 지난 2021년 2월 -0.04%를 기록한 이후 약 1년여 만에 하락전환이다.
한편 전국 전세가격은 이번주 보합을 기록했다. 수도권(-0.02%→-0.02%)과 서울(-0.02%→-0.02%)은 전주의 하락폭을 유지했다. 설 연휴 영향으로 거래가 한산한 가운데 시중은행 대출금리 상승과 계약갱신 영향으로 수요가 감소하고 매물이 적체되면서 서울 전체가 2주 연속 내림세를 보였다.
이날 기준 시중은행 전세대출 금리가 최고 연 5.09%까지 치솟으면서 전세가격 하락 압력으로 작용하고 있다는 분석이다. 부동산원 관계자는 "전세대출금리 상승으로 전세자금 조달이 쉽지 않은 세입자들이 월세를 선호하는 현상도 보이고 있다"며 "서울 전역의 전세가격 하락세가 지속될 것"이라고 전망했다.똘똘한 한 채 수요와 재건축 이슈로 꼿꼿하게 상승세를 이어가던 강남3구 아파트값도 꺾이며 시장 분위기가 급변하고 있다. 파크리오, 리센츠 등 잠실 대단지에서 급매물이 나오고, 최고가보다 3억원 이상 하락한 거래도 속속 등장하고 있다.

특히 고가 아파트가 밀집한 강남3구 중 송파구가 이번 주 0.02% 떨어진 것으로 집계됐다. 송파구 집값 변동률이 마이너스를 기록한 것은 2020년 6월1일(-0.03%) 이후 약 1년8개월 만이다.부동산원 관계자는 "서울 주택 시장이 추가금리 인상, 전세가격 하락 등 다양한 하방악력으로 매수자 우위시장이 지속되는 가운데 높은 호가를 유지하던 일부 강남권 인기 단지도 신고가 대비 낮은 금액으로 거래되며 하락세를 보였다"고 설명했다.
실제로 새해 들어 송파구 잠실동과 신천동 대단지에서도 하락 거래가 잇따르며 분위기가 급변하고 있다. '똘똘한 한 채' 선호 현상 속에 집값 하락 영향권에서 벗어나 있는 듯 했던 강남권마저도 하락 기류가 뚜렷해지고 있는 것이다.
